Representative Matters

commercial leasing practice

The following is a sampling of matters in this practice area in which the Firm successfully represented its client:

The Firm drafted, negotiated and consummated leases involving:

A "pop-up" retail lease for prime retail space in the Times Square area of Manhattan to be used by a private medical chain operator as a Covid-19 testing and vaccination facility. The Firm's focus was to protect its ownership client against the unique issues presented by such a medical use and the indefinite-term nature of the transaction.

~~~
A long-term lease, including multiple extension options, for a prime, ground floor retail location in the Hell's Kitchen area of Manhattan, to be used as a Chipotle® location. The Firm achieved very favorable terms for ownership despite the clout, sophistication, and substantial leverage possessed by this AAA tenant that operates approximately 2,500 locations worldwide and has annual revenues nearing $5 Billion.
~~~

The long-term lease of an entire building, excluding the ground floor retail space to be retained, by the Firm's client to a hotel operator, taking special precautions to protect the owner's rights and interests in the property which may be affected by the tenant's substantial, multi-million dollar renovation of the leased premises and reserving a right to terminate the lease in the case of a sale or demolition of the subject building.

~~~
A pair of retail condominium units, to be combined, leased by the Firm's client to a well-known designer.
~~~

A prime Midtown Manhattan retail space leased by the Firm's client to a subsidiary of Flight Centre USA,  owner of the Liberty Travel chain, to be occupied as the first U.S. retail outlet for Travel Money USA.

~~~
Prime retail store spaces on behalf of the owner of a Times Square commercial building with well-known national and multi-national franchise tenants represented by large prominent law firms.
~~~

A retail store space in Ridgewood, New Jersey on behalf of the Firm's high-end men's fashion retail tenant.

~~~
An office space in Downtown Manhattan on behalf of a medical group client.
~~~

The negotiation and consummation of a long-term rooftop license agreement for cellular telecommunications equipment with one of the nation's largest cellular telecommunications carriers on behalf of the Firm's client, an owner of a portfolio of commercial buildings.

~~~
The negotiation and consummation of a long-term license agreement for outdoor advertising rights with a national media concern on behalf of a Times Square commercial building owner.
~~~

The negotiation and consummation of a long-term rooftop license agreement for wireless telecommunications equipment with one of the nation's largest wireless telecommunications providers on behalf of the Firm's commercial real estate portfolio client.

~~~
The negotiation and consummation of the surrender of an office lease for space in a Class A Midtown office building on behalf of the Firm's hedge fund client, achieving a release of liability on the part of both the tenant and its principal-guarantor without their having incurred any financial penalty.
~~~

The negotiation and consummation of the renegotiation of a retail lease for a store in Downtown Manhattan owned by a nationally-recognized landlord.
